These Terms & Conditions (“Terms”) govern your use of our website https://livinglacalma.com and any direct booking or enquiry you make with us through this website, email, or messaging apps linked from it (collectively, the “Services”). By accessing or using the website, you agree to be bound by these Terms. If you do not agree, please do not use the website.

2. Use of the Website You may use this website only for lawful purposes, including: Viewing information about La Calma Submitting enquiries or booking requests Learning about our services, rates, and policies You agree not to: Use the website in any way that may damage, disable or impair it Attempt to gain unauthorised access to our servers or systems Use any automated system (bots, scrapers) without our prior consent We reserve the right to suspend access to the website if we detect misuse or suspicious activity. 

3. Accommodation & Services Information All photos, descriptions, and information on this website are provided in good faith to represent La Calma as accurately as possible. However: Minor differences may exist between photos and the villa at the time of your stay (e.g., decor changes, maintenance updates). Amenities and services may be updated, replaced, or temporarily unavailable due to maintenance, weather, or external factors. We reserve the right to modify any information (descriptions, photos, rates, policies) on this website at any time without prior notice. 

4. Bookings and Payments 

4.1 Booking Channels You may book La Calma through: Online travel agencies (e.g., Airbnb, Booking.com, etc.), or Directly with us via this website, email, or messaging apps. If you book through a third-party platform, the terms & conditions of that platform will apply in addition to our house rules and property policies. 

4.2 Direct Bookings For direct bookings (not via OTA), the following apply by default (you can change these to your real policy): Reservation Confirmation Your booking is confirmed only after we receive a deposit of [X]% of the total booking value and send you a written confirmation. Payment Schedule Deposit: [X]% at booking Balance: [X days] before check-in Payment Methods Bank transfer to our designated account [Other methods – e.g., credit card, Wise, etc., if applicable] Bank transfer fees, currency conversion, and other charges are the responsibility of the guest. 

4.3 Cancellations & Changes For direct bookings, our standard cancellation policy is: More than [X] days before check-in: refund of [X]% of payments received (minus bank/transfer fees). [X] days or less before check-in / no-show: payments are non-refundable. Date changes are subject to availability and may result in different rates. Any confirmed change must be agreed in writing (email or messaging). If you book via an OTA (Airbnb, etc.), the OTA’s cancellation policy will apply. 

5. House Rules & Guest Responsibilities By staying at La Calma, you agree to follow our house rules and to ensure all members of your group do the same. A summary (you can mirror your Airbnb rules): Maximum Occupancy Maximum guests: [NUMBER] (including children). Additional guests must be approved in advance and may incur extra charges. Check-in & Check-out Check-in: [TIME] Check-out: [TIME] Early check-in or late check-out is subject to availability and may incur an extra fee. Smoking Smoking is [allowed only in outdoor areas / strictly prohibited inside]. Any smoke damage or odour removal may result in additional cleaning charges. Parties & Noise No loud parties, events, or excessive noise. Out of respect for neighbours, quiet hours apply from [TIME] – [TIME]. Pets Pets are [not allowed / allowed with prior approval]. Care of the Property Please use the property and all furnishings with care. Any loss, damage, or breakage caused by you or your group may be charged at repair or replacement cost. Children & Pool Safety Our pool is unfenced and not supervised. Children must be supervised at all times by a responsible adult. You are fully responsible for the safety of children and non-swimmers in your group. Local Environment La Calma is surrounded by tropical nature. You may occasionally encounter insects, geckos, or other small animals. We carry out regular pest control, but we cannot guarantee a completely insect-free environment. We reserve the right to ask guests to leave without refund if house rules are seriously breached, including but not limited to: excessive noise, illegal activities, intentional damage, or behaviour that endangers others. 

6. Road Access & Transport 

The last approximately 400 metres to the villa is a local village road that is currently unpaved. It is passable by normal vehicles but may be uneven. We provide complimentary airport pick-up for confirmed bookings (one car per reservation), using a driver familiar with the route. If you choose to drive or ride a scooter yourself, you do so at your own risk. We are not responsible for any delays, damages, or incidents related to transport and road conditions. 

7. Health, Safety & Personal Property Risk Acknowledgement By staying at La Calma, you acknowledge that: The property includes a swimming pool, stairs, and outdoor areas which may be slippery when wet. As in any tropical environment, weather and natural conditions can change quickly. You agree to take reasonable care for your own safety and that of your group. Insurance We strongly recommend that all guests obtain comprehensive travel insurance, including medical cover, cancellation, and personal liability. Personal Belongings You are responsible for your own belongings. We are not liable for loss, theft, or damage to personal items left in the villa or vehicles. 

8. Liability To the maximum extent permitted by applicable law: We shall not be liable for any indirect, incidental, special, or consequential damages, including loss of profits, data, or enjoyment of holiday, arising out of your stay or use of the website. Our total liability for any claim arising out of or related to your stay shall not exceed the total amount paid by you for the booking in question. We are not liable for: Acts or omissions of third-party providers (drivers, chefs, spa therapists, tour operators). Disruptions caused by events beyond our reasonable control (force majeure), such as natural disasters, power cuts, government regulations, strikes, pandemics, etc. Nothing in these Terms excludes or limits liability where it cannot be excluded under applicable law. 

9. Intellectual Property All content on this website—including text, photos, logos, graphics, and layout—is owned by us or used with permission, and is protected by copyright and other laws. You may not reproduce, distribute, modify, or use any content for commercial purposes without our prior written consent. 

10.
